Hot water outage Hot water outage / Autoclave PMs All,

The facilities department has pushed forward the dates of our high temp hot water outage. We are expecting to have the system turned off the afternoon of May 12th and have the system serviced from the 15th through the 28th.

In order to prepare for this work I'm going to have the Steris technician out next Monday, May 8th, to do the scheduled PMs for each unit.This procedure only takes about an hour and we'll begin on the 4th floor and work our way down through the morning. 

The dates of the outage affect the entire campus and are out of my control. Please get any autoclaving completed prior to the 12 for anything you may need throughout the end of the month.

I wanted to remind everyone that we will be sanitizing the RO lab water system today and tomorrow. A dilute bleach solution will be circulated through the lines for 24 hours beginning today and the system flushed tomorrow. Friday, March 17th:

Removal of the stainless steel sink in room 324C for modifications to accommodate our new autoclave. Remove sink, cap services  and patch wall.

Removal and modification of framing panels above the vivarium cage washer

 

Monday, March 20th:

Drainage project along the south side of the building. Expect work to continue throughout the week

Electric boiler testing for the vivarium heat system exact date to be determined.

 

Wednesday – Thursday March 22nd – 23rd: (Pending confirmation)

Reverse Osmosis (RO) water loop sanitization, RO will be highly chlorinated and unusable until the 24th.

 

Saturday, March 25th:

3rd floor power outages for autoclave preparation, work involves access to room 324D and 324C.

Outage will affect the entire 3rd floor, labs, classrooms and offices, except for emergency power and lighting.

Plumbing work to accommodate new autoclave, work will be done in room 324C, 324D and 324-3 (Equipment hallway)

There are a few things I need to pass on about the cleaning crews.

I'm continuing to try to schedule the cleaning company (ABM) to set a monthly schedule for the daytime mopping of the seating and office areas of the ILSB research labs. I've told them repeatedly not to enter research offices in the evenings. 

The cleaning people will not supply paper towels to the research labs. I can get them delivered to the loading dock and then get them distributed to the the environmental lab (111) and rooms 217, 314 and 414.

There may be a change in distributor for paper towels and their dispensers in the future which do not require batteries, but for now ABM does not supply batteries for the current dispensers in the labs.

If you need a key for opening the paper towel dispensers, please let me know. I distributed over two dozen when we opened the facility, but there's a good chance that they may have disappeared or are tucked in a drawer somewhere, not knowing what it's for. 

Likewise, ABM  does not supply the research labs hand soap. (this was one of the overwhelming citations during our lab inspections), I'm trying to get this changed, but I'm not certain I can get this done, for now this is a either department or a lab expense.

Just to keep you all in the loop on the building steam generators. Facilities has cleaned a large amount of silt and debris from the first unit's boiler coils and estimate 85% + of the coils are clear. They are reassembling the boiler and will be pressure testing it this evening. If everything looks good, they will activate that unit tomorrow. Depending on the performance of the unit we will be able to decide where we go next.

Over 20 PSI - Humidity in the vivarium should range from sufficient to acceptable.

Over 40 PSI - not optimal but humidity in the vivarium and operations of the cage washer and autoclaves should be achievable

Over 60 PSI- As designed, we should be fully operational and able to disable the second generator for flushing. 

Either way, we will begin flushing the second steam generator as soon as the first unit is back in operation. 

Facilities has also ordered new boiler coils, expected to be delivered within a month. Based on the performance of the newly cleaned original coils, we may keep these in reserve for emergency swap out.

I also had the Steris rep in today to walk the site about a secondary steam source for the research and basement autoclaves. Unfortunately it was not as straightforward as I had hoped. A new 180 kVa boiler on the 3rd floor would require new piping to each unit serviced, we could not simply tap into the existing steam pipes. A second approach is to retrofit all of the autoclaves in the building with an integral steam generator independent of house steam. The downside of this is we would lose connection to house steam and our service agreement costs would rise. 

I'm going to get proposals for each scenario and I'm working with construction services to help implement whichever way we go. 

I appreciate your patience during this unforeseen, and I mean this in the most literal way, disaster, but hope to have a handle on the issues shortly.
